A REDEVELOPED building in Southampton will be the city’s “most iconic office space” for the 21st century, it is claimed.
The site in the city centre will be the first to seek accreditation from the world’s leading sustainability assessment scheme.
Twenty3, at Brunswick Place, is due to be finished in the autumn and is aimed at achieving a BREEAM Excellent rating.
Agents for the property say its 64,000sqft of offices will be the only space of their kind, offering the highest quality sustainable design.
The building, on the corner of Brunswick Place and Dorset Street, is being reconfigured and refurbished throughout.
When finished, it will feature an “open and welcoming” reception area with glass frontage opening onto Brunswick Place.
There will be a business lounge with breakout spaces for tenants’ use, focusing on wellness and a collaboration area.
A fourth floor is being added to create a working space and private roof terrace, offering views over Southampton Water.
The basement will have cycle storage and electric vehicle charging points, a shower block, changing and drying facilities.
The building will use highly efficient cooling and heating systems, lighting and contemporary finishes. Its developers say this will dramatically reduce emissions and make the building cost-efficient and environmentally friendly.
CBRE and Vail Williams have been appointed as joint sole agents for the building.
CBRE advisory and transaction director Emma Lockey said:“Twenty3 will be Southampton’s highest specification office development.
“Achieving BREEAM Excellent certification, will put Twenty3 in the top 10 per cent of buildings for sustainability and it is the only BREEAM Excellent building in Southampton.”
Vail Williams agency lead partner Russell Mogridge said: “This redevelopment will be Southampton’s most iconic office space offering for the 21 century.
“With sustainable features throughout, full height glazing coupled with collaborative working areas and exclusive outdoor space, Twenty3 will be a highly sought-after location.”
BREEAM (Building Research Establishment Environmental Assessment Method) is the leading sustainability assessment method for master planning projects, infrastructure and buildings. It covers the whole built environment “lifecycle”, from new building to usage and refurbishment.
