The White Hart public house in the attractive Hampshire market town of Petersfield has been placed on the market with the Winchester office of leading licensed property agents, Christie + Co.
After seven successful years at the White Hart, proprietors Phil and Lynne Beckett have acquired a second pub which they now wish to concentrate upon.
During their ownership of the White Hart, Phil and Lynne have carried out an extensive refurbishment and developed the business as both a popular town centre pub serving the local community and a destination food venue drawing trade from the surrounding villages.
Petersfield is located just off the A3 Guildford to Portsmouth road and just two miles form Butser Hill, the highest point in the South Downs, which offers spectacular views over surrounding countryside.
Due to its location on the main London to Portsmouth and Winchester to Midhurst roads, Petersfield developed as an important coaching town in the 17th and 18th Centuries. The White Hart, then located in the High Street, was one of nine inns recorded in the town in 1696-7.
The White Hart is a detached character property located on the corner of College Street and Barham Road at the eastern end of the town. The property comprises a main bar with flagstone flooring and an open fireplace, a 50-cover restaurant with conservatory overlooking the garden, three-bedroom owner's accommodation with its own private garden, a 52-cover trade garden with terrace and barbecue and a trade car park. There is also an old forge dating back to the 1920s which could be conversion to two letting bedrooms, subject to planning consent.
Tonya West of the Winchester office of Christie + Co comments: "The White Hart enjoys a strong lunchtime trade, especially on Sundays when traditional roasts are served. The food offering is family-orientated and the pub plays host to a local golf society and darts teams. This is an excellent opportunity for new owners to acquire an attractive and profitable town centre pub with a strong local trade."
Christie + Co is seeking £157,500 for leasehold interest. The lease runs until August 2023 and the annual rent is currently £50,400.
