The Compass Rose, a popular community pub in the centre of Anchorage Park, just north of Portsmouth, Hampshire, has been sold to a Southsea man through the Winchester office of leading licensed property agents, Christie + Co.
The Compass Rose was built in 1985 as part of the Anchorage Park community centre development and stands adjacent to Morrision's supermarket and retail units. The pub enjoys a consistently high net turnover and its trade split is currently 70/30 in favour of wet sales.
The Compass Rose has multiple trading areas including a main bar area (50), lower bar with games area (50), upper restaurant area (70), an extended bar servery and a trade garden (80). There is also three-bedroom owner's accommodation on site.
Tonya West of Christie + Co's Winchester office, who handled the sale, comments: "The Compass Rose has been sold due to the retirement of the licensee, David Ashley, who had owned it for eight years and operated it under management. The purchaser is Ian Campbell, a former pub manager from Southesea. He will be a hands-on operator and intends to provide a personal service, focusing on customer service and increasing the food trade."
The Compass Rose was sold for an undisclosed figure, from an asking price of £145,000 for the leasehold interest. The current lease runs until 2022.
