A PLOT of land worth £5.9m providing a new development opportunity for student accommodation has gone on sale.
Olleco, Royal Crescent Road in Bargate, has been advertised as for sale for £5,950,000 and planning permission has already been granted for 456-bedroom student accommodation.
But the sale has been met with concern from local councillors who say that the two-year-old planning permission needs to be assessed again.
The land is situated next to Solent University hall of residents and is a few minutes from both of the city's universities.
Planning permission has already been granted and there are a total of 456 bedrooms over five to 10 storeys.
The plans would see the demolition of the exiting buildings in the area and the erection of a five to 10 storey building containing 456 bedrooms providing a mix of accommodation and associated facilities.
The plans submitted to the council in 2019 state there would be a games room, communal lounges, a sky lounge, a gym, cinema room and laundry facilities.
The block has been arranged in a ‘U’ Shape, following two of the boundaries of the site, Royal Crescent Road and Chantry Road.
The footprint of the proposal has been angled away from Central Bridge to not obstruct a key strategic sightline to St Michaels Church Spire.
Bargate Councillor Darren Paffey has said that a "new assessment is needed" for the site.
He told the Daily Echo: "Planning permission was given over two years ago before the pandemic, so a new assessment of what’s best for this site is needed.
"At the time I said the proposed development was too high and I wasn’t convinced there was a need for this, given how much student accommodation has been built in recent years.
"The site is right next to the Chapel neighbourhood so local residents’ wishes and quality of life must be considered."
Area Councillor Sarah Bogle added simply: "I don’t think there is demand for any further student accommodation."
The land was put up for sale by property agent CSJ on March 29.
