Ambitious plans to transform Southampton’s waterfront by bringing an ‘iconic skyline’ to the city have now been put forward.
The £200 million scheme to redevelop Town Quay aims to inject new life into the area with a ‘landmark’ luxury hotel and four residential tower blocks overlooking the marina.
In total, 460 flats would be built alongside restaurants, cafes and shops.
However, only 270 residential parking spaces would be provided, as the developer expects many of the residents not to drive.
Town Quay risks falling into disrepair, according to the planning statement, and Nicolas James Group says its project will "deliver a major economic boost to the city" and create around 1,000 jobs.
The proposed five-star hotel includes a gym and spa as well as a sky deck with a restaurant and conference rooms with panoramic views of the city and port.
Two levels of parking would be available below the hotel.

Plans to create a "world-class waterfront destination" were first unveiled last year.
The scheme received support from 74 per cent of those who took part in a public consultation but changes have been made following feedback.
The plans also include public spaces such as boardwalks and plazas as well as a new Red Jet terminal and café.
The scheme sets to build three 25-storey towers and one seven-storey block, which would also provide affordable and key worker housing.
It would also open up 3,000 sqm of commercial space on the towers' lower levels.

Should the plans be approved by civic chiefs, work could start in early 2025 and take three years to complete.

The deputy leader of the council, Cllr Simon Letts, said: “The Council has followed this scheme with interest as the plans have developed.
“This exciting development will deliver a valuable boost to the city’s economy, bringing vital new jobs, new homes and greater public access to the area.
“The improved design will help to deliver the world-class waterfront destination that Southampton needs.”
A spokesperson for Red Funnel said: "We are supportive of the plans for the redevelopment of Town Quay and have provided feedback.
"We look forward to seeing plans progress. Our priority will remain providing our lifeline service as plans progress."
