A former car sales dealership in Woolston is set to go under the hammer, with a guide price of almost £1 million.

The former Mayfield Car Sales site, on Archery Road, is to be auctioned off with a guide price of £975,000.

According to the listing on Barnard Marcus, the location has full planning permission for a combination of six three-bedroom terraced homes and two four-bedroom semi-detached houses.

Plans to convert the dealership to houses proved controversial when they were first revealed last year.

The plans had a 10-parking space shortfall, leading to worries from residents that the shortage would effect surrounding roads.

Responding to the initial plans, one resident said: “There is a massive lack of off-road parking for each property – one space per house is not enough. Most families have at least two cars.

“When the property I live in was built by Wimpey Homes they were told they had to ensure space for two off-road vehicles for each property on Archery Road.”

The freehold property has a total area of about 0.4 acres. As the former site of a car dealership, it is situated within a primarily residential location, containing similarly modern houses.

The area scores well for transport links, housing a number of bus and cycle routes. Schools for various ages add to the site's location benefits.

Additionally, local facilities in the area are varied, with the added bonus of Weston Shore Beach, Mayfield Park, and Royal Victoria Country Park in proximity.

The three-bedroom plots (1-6) will feature an entrance hallway, lounge, cloakroom, and kitchen/diner on the ground floor, with three bedrooms and a bathroom upstairs.

Outside space will feature a forecourt to the front, a fenced garden at the back, and allocated parking spaces.

The layout for the four-bedroom plots (7-8) is similar, but with an additional bedroom on the first floor.

Planning permission for the redevelopment of this site into eight dwellings was granted, with conditions, by Southampton City Council on February 19, 2024.

Costs related to the planning permission, including Community Infrastructure Levy, Section 106, and nitrates, will fall upon the purchaser.
