Plans to convert a New Forest garage into extra living accommodation have been rejected for the second time.

A couple lodged an appeal after an application relating to Marsh Farm Cottage in Rockbourne was turned down by New Forest District Council.

But a government-appointed planning inspector has upheld the council's decision.

The inspector's report makes several references to National Landscapes (NL), previously known as Areas of Outstanding Natural Beauty.

It says: "The introduction of a dwelling in such a location would harmfully erode the landscape and scenic beauty of the NL.

"The conversion of the building and domestic use of the land around it would result in a harmful spread and duplication of residential development.

"Despite the modest size of the dwelling, it would result in an additional home in the area, thereby unacceptably eroding the landscape and scenic beauty of the NL.

"The dwelling would allow its occupiers to live completely independently of those in the cottage."
