FLEXIBLE terms have proved to be the key to lettings at Southampton's Ocean Quay Marina.
The city's office of Humberts Commercial has just completed five lettings in swift succession for the marine and industrial business park on the River Itchen. Ocean Quay Marina's new tenants include eco-friendly marine craft antifouling specialists Ecosea, Scandinavian firm Leica Geosystems, home security experts Alert 365 and mobile phone technology company Radio Tactics.
"The marina operator has taken a hugely flexible approach to lettings at the business park," said Humberts' senior surveyor, Craig Powell.
"It has undoubtedly paid dividends - they were able to accommodate one company on a licence which gave them access to their new offices space in just one week, and another business has signed a five-year lease.
"Ocean Quay offers a diverse range of accommodation from offices and workshops to storage and industrial units. While its location has obvious appeal for businesses associated with the marine industry, it is also proving popular with other types companies."
Ecosea has taken a new five-year lease on 2,274 sq ft of office and storage space at a rent of £17,835 per annum.
The company manufacturers and provides environmentally friendly products used for anti-fouling the hulls of seagoing ships and yachts, marine structures, underwater pipelines and sea water intakes.
International business Leica Geosystems - a market leader in the field of products and solutions for surveying, mapping, positioning, visualizing and modelling spatial data - has taken a new six-year full repairing and insuring lease of approximately 1,500 sq ft of offices and workshops at £10,000 per annum.
Home security company Alert 365 and mobile phone technology business Radio Tactics have taken the 1,248 sq ft of office space on the ground and first floors of Unit 3 - both on a new 12-month licence at a rental of £9,360.
A private individual has also taken approximately 400 sq ft of workshop space at Unit 2 on a 12-month licence at a rental of £5.50 per sq ft per annum.
