THIS is a bird's-eye view of one of the most prominent waterfront sites in Southampton - and it can be yours for nearly £4m.
The price tag not only buys four acres of land, which is just two football pitches away in distance from the Saints' stadium, but some interesting fixtures and fittings to boot, including a rather spectacular mooring.
You won't find any residential potential in this viewing though - the place is strictly for businesses with a nautical bent.
There's a concreted wharf with sheet-piled quay, weighbridges, a wet dock with travelling cranes, as well as 30,000sq ft of warehousing.
For good measure, the site also has portable offices, a food mess, stores, sheds, two 50-tonne/50 ft electronic weighbridges and five, five-tonne electric grab cranes on rails.
It also has a quayside berthing facility with capacity for ships up to a maximum length of 118m and draft of 6.2m.
Dibles Wharf, at Belvidere Road in Northam, is located just north of the Itchen Bridge on the western bank of the Itchen, and within a mile of Southampton city centre.
The wharf, which is currently used as an aggregates and grain wharf, is also close to Shamrock Quay, a 255-berth marina.
Dibles Wharf has just come on the market through Humberts Commercial at £3.75m.
Andrew Archibald, senior associate with Humberts' office in Southampton, said he anticipates a strong response from potential purchasers.
He added: "Premises of this nature, with substantial waterfront access, do not come onto the market very often.
"We sold a 20-acre waterfront site in Woolston two years ago and we were almost overwhelmed with enquiries.
"The quay and wharf is identified within the Southampton City Council Local Plan for the provision of wharfs and quays for the import and processing of aggregates as well as other uses reliant upon waterside access, including both commercial and marine leisure pursuits, boat building and boat repair.
"Dibles Wharf will be the subject of particular interest amongst the commercial and marine leisure industry, developers, logistics and aggregates operators."
Dibles Wharf has two vehicular accesses from Belvidere Road currently used for incoming and outgoing traffic.
The neighbours include Corralls Petroleum, which distributes oil fuel, Ocean Quay Marina, a marine business park, and RMC Aggregates, which has a fleet of eight dredging vessels supplying the construction industry.
